      I had a tenant years ago that had four kids, she stopped paying rent was told by me to vacate, ended up in court and she ended up living there another 7 months because she had kids and no one else would rent to her. I loose again.

        In the U.S., he files an eviction notice and you have 30 days from the date of the eviction notice to move out.
