As a landlord, my leases say nothing is to be done on premises without my permission. If a tenant did work not authorized, I would charge them upon leaving to right it back to original condition, even if an "improvement". This prevents "hackers" from doing remodeling of my property. In my jurisdiction, you cannot do work on rentals unless you are a licensed tradesman.

I ended up in small claims court with a jerk who forged a letter saying he could do whatever he wanted to my property in lieu of paying rent. I had a handwriting expert testify "my" signature was a forgery. My kids read the letter and every one of them knew I didn't write it...the bad grammar and misspelled words gave it away. :D

Look at your rental agreement. I had $100 deducted from my cleaning deposit for rug cleaning and I hadn't set foot in two of the rooms that HAD carpet.
I'm surprised you would take such a bold and expensive step without clearing ALL the details with your landlord.
In the future, make sure EVERYTHING is in writing, signed and witnessed.
