    what options does the landlord have when a tenant does not pay the rent?

    Option #1 would be eviction I would think.

    Well my g.friend has a rental house, and she was told, it may take two years after you start the eviction process...for non payment. But, she cut all that red tape by hiring an attorney who sent her renter a letter telling him he had to get out by a certain date. He was out by that date. It was only maybe about 3 weeks. But, he trashed the place before he left. I helped her clean it up .Then she took him to court for the money he owed, and he keeps telling the woman judge he needs more time.( he's just buying time )  And he's been  turning the charm on to the judge, and going to see my g.firend's attorney to schmooze up to him too. Now they're friends. They seem to be working more for the lousy tenant that they are my g.friend, who is the unrequited landlady.
