I have two children and a 9 month old baby an we live in northern new york it is very cold an i don't think i will find a place wright off i need a least a 4 bed room for there is an adult male I was told that I had 30 days but it might be impossible to move

Does the lease you signed state that the landlord needs to give you 30 days (or month) If he sells or otherwise asks you to vacate the home? If it does you are held to that. However if there is no mention of this but there is mention that you need to give 30,60,90 days before you vacate then it can be reversed. example- he wanter 90 days or 3 mos notice before you moved then the reverse, for, him, would most likely hold true. In my state a landlord needs to notify you when he is placing the home on the market and he will contact you when the contract is approved and will settle 45 days after that (and he'll contact you again when the contract is approved). Most states do not let landlords toss tenants-even those who haven't paid- without a reasonable amt of time...usually 60 days. if you don't have a lease you may have to move.
3 additional things to note: 1) If the adult male who needs his own bedroom is not related to you demanding a 4 bedroom home will be tricky especially if Social services, or going to court happens.
2) if you do not have the finances to rent a home and pay fr the heat and electricity you might be able to get temporary help with those bills
3) Your landlord can ask the new owners if they can rent back the home for an additional month.
