    Does filing a quik deed releave you from your finacial obligations to lender?

    for example. Getting divorced and you file one giving your spouse the house are you obligated on the loan still or do they have to refinace the loan, qualifiying for the new loans on their own?

    If the loan is in your name, signing away the house doesn't relieve you of the obligation of the loan.  The bank doesn't care who "owns" the house. They care who is liable for the payment on the loan and they DO know how to squeeze blood out of a turnip.  THAT'S where you don't want your name!
